Reports to: Chief Financial Officer
Purpose: To increase the net income of properties by identifying ways to increase income, lower expenses and find operational efficiencies.
Asset Manager Job Duties and Responsibilities:
Represent the building owners to the Management Company
Review financials monthly for all assets
Review and represent the monthly Asset Management report or other KPI’s as necessary to ensure solid financial performance
Maximize income at all properties thru rent growth and efficient tenant charges
Minimize property expenses
Work with our utility provider to monitor utility usage, manage trends and address outliers
Research and implement software’s to assist you in your goals, including Yield star or Rent Maximizer
Manage insurance claims including the construction process
Communicate with partners about each asset and make recommendations on capital expenditures
Assist with annual budget process including ensuring positive trends and realistic goals
Review and approve capital expense improvements in annual budget and approve exceptions if needed
Implement capital asset projects and monitor process to completion. Assess physical condition of property on an annual basis and make recommendation for improvements as well as asset preservation
Ensure that property tax protests for correct property valuations are completed as required
Manage replacement reserves so they are sufficient for the future needs of the property
Recommend and monitor scope of rehab needs and 5-year capital plans
Direct, maintain and adhere to company and site quality standards
Asset Manager Non-Essential Job Duties and Responsibilities:
Perform other duties, as assigned
Asset Manager Position Requirements:
Previous Asset Management experience and or Portfolio Director experience
Strong written and verbal communication skills
Strong organizational and planning skills
Possess strong, intermediate computer skills, including /Microsoft Office Suite
Effective leadership skills
Travel as necessary to complete job duties
Ability to sit for extended periods of time in front of a computer
Ability to walk for extended periods of time as well as bend, kneel and go up and down stairs

Monday through Friday
40 hours per week
